Welcome to Rockwood; a traditional Lake District cottage, comfortably sleeping 11 and located a short stroll from the thriving village of Grasmere. Is this the perfect holiday home for your family’s Lake District adventures?

The space

Pull onto the private driveway with parking for 2 cars with another space available just a few minutes walk away. On arrival, take in the beautiful surroundings of Rockwood, sitting pretty in slate and stone, a gorgeous home even at first glance.  Nestled at the back of the property sits a brand new hot tub spa, set on the relaxation deck at the back of the house. Incorporating an outdoor dining area with plentiful seating, the perfect place for al fresco dining or relaxing after a long day spent exploring in the hills.

Step into the entrance hall, the perfect sanctuary from any unkind Lake District weather, and leave your muddy boots behind.

Turn right and slip through into the open-plan living-kitchen-diner. Serve up a family feast from the well-equipped country kitchen. Take a glimpse out the large window overlooking the craggy rocks beyond the courtyard to the rear. Supremely sociable, the kitchen opens out onto a spacious dining area, with room for 12 guests around the large table. Next to the dining table is a perfectly located log burning stove emitting warmth and cheer – a real focal point in the wintertime!

Step through the double doors into the living room. Curl up and relax on an armchair with a good book and enjoy views of the Lakeland fells and woodland that surround Rockwood. Or stretch out on the cosy sofa in front of the modern fireplace – the perfect place to spend the evening playing board games and relaxing with the whole family.

Sneak a peek at the cosy snug room, set beyond double, glazed doors. The perfect den for teenagers or children; complete with bean bags, a game console and a TV – close enough to keep an eye on but delightfully self-contained! A desk is built in beneath the window in here, and Rockwood also boasts super-fast broadband – if you are looking for the perfect place to work whilst on holiday, this traditional cottage ticks all the boxes.

Take the carpeted staircase up from the kitchen to discover the bedrooms on the first floor. Turning left, enter into the first of four warm and welcoming bedrooms. A bright and airy twin bedroom, with views of the dramatic rock face at the back of house.

Slip out onto the landing, where the door to the left opens to reveal the family bathroom. Sink into the bath and enjoy a relaxing soak after a long day walking in the Lakes.

Continue along the landing and take the next door on the left, leading to a double bedroom. Branching off to the left once more, this bedroom has a king size bed and features a handy sink unit. Spy fields, woodland and fells through the front-facing window; so peaceful.

Across the landing, the master bedroom also soaks up these radiant views, which can even be admired from the comfort of your bed. Complete with a super-king-size bed, the master bedroom also features its own wash basin.

Retreat back down the stairs and through the kitchen to the entrance hall once more. Turn right and slip through to discover the rest of what Rockwood has to offer. A two-bedroom cottage-style annexe lies here. With its own separate entrance, the cottage is perhaps the perfect place for teenagers to have their own independence whilst on a family holiday!

The cottage is a bright and airy space filled with light, yet cosy and atmospheric. Curl up on the sofa in the living room and watch all your favourite films on Netflix with your friends.

Prepare a hearty meal in the comprehensive kitchenette, containing an integrated under-counter fridge, electric oven and hob and sink. Step through the kitchenette to find a downstairs shower room.

Peep through to the first of two bedrooms, cosy and quirky in shape, this bedroom currently houses two single beds. In the second bedroom, discover a king-size bed with its high window and polished wooden floors.

What more can be said about Grasmere? Wordsworth once described it as “the loveliest spot that man hath ever found”, and we are not inclined to disagree! Sit beneath the canopy of the mature Yew Tree beside the poet’s final resting place in the quaint 13th century church of St Oswald’s. Alongside, the gentle flow of the River Rothay tinkles by, as the drifting aroma of Grasmere gingerbread evokes nostalgia for an era gone by.
