In the midst of roosting owls, shy badgers, visiting birds and deer, The Roost is a home at one with nature, architecturally designed to deliver light into every room maintaining a constant connection with the outdoors even on those inclement Lake District rainy days.

Tucked away from the hustle and bustle of the vibrant town of Windermere, The Roost is your ultimate base in which to reconnect with family, only ten minutes’ walk from the bars, bistros and boats of Bowness and with open countryside on the doorstep. With easy access to all the shops and amenities, The Roost is central yet, secluded, a private retreat peacefully nestled at the quiet end of a private road, accessed only by dog walkers and hikers.

The Perfect family home from home, The Roost offers light, bright, spacious accommodation with multiple entertaining spaces, reading nooks and quiet coffee spots.  The multi functional spaces allowing all generations to happily reside together, whilst offering privacy as and when required.

Step into the light, bright entrance hallway, where a double height ceiling and full height glass create an open and airy feel. The Roost is a home in constant connection with the outdoors, never letting you forget your Lakeland surroundings. Colourful climbers strike poses on the wall, offering hanging space for coats and hats, a whimsical nod to the great outdoors and the fellsides awaiting exploration on the doorstep.

Out of the window, spy an inviting elevated slate-laid terrace to the side, encased in glass balustrades, ideal for socialising and enjoying a cool drink on a balmy summer evening.

The spacious and inviting main lounge is calm and serene in its feel, the high vaulted ceiling amplifies the light which streams in through the French doors, windows and skylight above, local artist Martin Evans provides stylish Lake District art along with contemporary soft furnishings designed with comfort in mind. Sliding doors open to the raised balcony, overlooking the rear garden through glass balustrades, the perfect place for a glass of wine in the sunshine, or a quiet afternoon coffee whilst enjoying the tranquil surroundings.

The lounge is a sociable space in which families can come together and enjoy the luxury feel of their surrounds, the comfortable corner sofa is the perfect place to snuggle down and watch a film from the wide selection available on Amazon Prime, with the benefits of surround sound to really bring the movie to life. After a day of exploring the beautiful fells on the doorstep, come home to warm up and hunker down by enjoying a family game of Fusball or relax with afternoon tea and great conversation in the comfortable reading corner. The house comes fully equipped with a range of board games, jigsaws, toys and train sets and even a PlayStation to entertain!

The Lounge has double doors which open out onto the front terrace, where there is an outside dining area, the perfect place to enjoy the early morning sunshine at breakfast time,  overlooking the children play on the swing set on the front lawn.

From this entertaining lounge, stairs lead down to the sublimely styled kitchen. Open, yet zoned, a comfortable seating area is ideal for unwinding as dinner is prepared. Relax on the soft Italian leather sofa and leaf through a book, watch television, or listen to music on the Bluetooth speaker.

A large dining table with contemporary-coloured chairs is the perfect place to gather with loved ones for breakfast, lunch and dinner, although in the warmth of the afternoon sun you may prefer to dine alfresco on the broad patio to the rear, comfortably seating eight, surrounded by nature and birdsong. A whole house ventilation system provides a constant flow of fresh air even in inclement weather with the windows closed, ensuring a constant connection with the outdoors, whatever the weather.

The fully equipped kitchen is fitted with all the appliances designed to make your stay as easy and enjoyable as possible, furnished with a Dolce Gusto coffee machine, Neff hob and cooker, microwave and a wide range of crockery, glasses, pans – everything you need to host your dinner party.

A separate utility room with WC is handy for your swimming costumes and muddy walking gear, furnished with a washer and dryer.

 

Sleep soundly

The Roost offers the perfect family friendly sleeping arrangements with four bedrooms including a master bedroom ensuite, a twin bedroom and two comfortable doubles all accessed from the same hallway to ensure that young children are never far away.

 

Take the stairs up to the twin bedroom, where views greet you instantly through the wall of full height windows overlooking the garden, a lush oasis brimming with mature trees and hedgerows – a haven for nature. Carpeted underfoot, this relaxing twin bedroom features watercolour scenes by family artist Trevor Clarke. A spacious room replete with its own desk, wardrobe, chest of drawers and dressing table…relax and rest in total tranquillity.

Enjoy the comfort of the luxurious Jack ‘n’ Jill ensuite, marble tiled and furnished with WC, a vanity unit wash basin, with mirrored cabinet above, contemporary bathtub for muscle-soothing post-walk soaks, also containing overhead shower and heated towel radiator.

A second set of stairs leads to the soothing, serenely styled master bedroom, where textured artwork by local artist Mark Brierley captures the rugged beauty of the local surrounds. Warm throws add comfort to this spacious double bedroom, furnished with so much storage and offering vibrant views over the garden. Begin the day with a rejuvenating spritz within the shower. Or, refresh and revive after a day kayaking on Lake Windermere, rambling on the fells or exploring the local town, with a restorative relaxing shower within the ensuite, whose marbled tiling is symptomatic of the high-quality fixtures and stylish finish found throughout the home.

Returning down the stairs, discover two more double bedrooms. The first you arrive at, is cosily carpeted underfoot, and accessorised in plump cushions and supple throws in soporific shades of dove grey and blush pink. Looking out over the verdant front lawn, this room has a fitted dressing table with mirror and modern wardrobe for all your holiday clothes.

Next door, an identically sized and furnished double bedroom displays vivid Lakeland scenes from local poster artist John Walker offering a preview of the varied activities available for your enjoyment on the doorstep, from sailing and paddleboarding on Lake Windermere to adventuring by foot or bike.

 

Garden delights

Outside to the rear, the large, paved terrace is enclosed by a low wall, simply ideal for entertaining in the summer months. Beyond, the lush green lawn is dotted with shrubs, natural rock outcrops and bounded by a mature beech hedge.

A tall weeping willow adds a sense of peace and serenity, its boughs sweeping softly down. Plenty of space around for kids to play in the back garden. So private, it wraps around to the side, where another terrace offers a place to relax in peace and quiet.

A further patio to the front offers a place to relax and unwind, with table and chairs, with a double swing set for children in the front garden.

Parking is so convenient; the large drive has plenty of space for several cars. As you step out of the car, listen for the birdsong, a reminder of the seclusion and tranquillity of The Roost, a detached, modernised property sitting centrally on a spacious plot with large gardens to the front and rear – private, peaceful and perfect for recharging your batteries in the company of loved ones.

 

On your doorstep

Peacefully nestled at the end of the private Annisgarth Avenue, enjoy the total seclusion of your stay at The Roost. Where the road ends, a footpath continues along to Helm Drive, from where it is a pretty and pleasant walk down into the hustle and bustle of Bowness.

Within ten minutes, trade the tranquility of The Roost for the vibrant pace of Bowness, with cruises and boat trips available on the lake, and a wide selection of pubs, cafes, restaurants and bars to explore.

Enjoy a drink in The Angel, hire a boat from Windermere Lake Cruises, or cruise across to Ambleside for dinner at the Wateredge Inn before walking or cruising back. Enjoy breakfast at Homeground in Windermere and book in for a Michelin starred meal at HriShi at Gilpin Spice in Windermere, or Simon Rogan’s Henrock at Linthwaite House, or even The Old Stamp House in nearby Ambleside. You are spoiled for choice!

Great walks can be found in abundance, with Brant Fell and School Knott easily accessed from the door. Walk along the Lake via Sheriff’s Wood, or discover one of Wainwright’s favourite viewpoints from the top of Orrest Head – there are walks to suit all ages and abilities from the front door. For a day of rest and relaxation, book into the Low Wood Bay’s spa and revive your senses.

Learn how to sail at the Windermere Royal Yacht Club, go paddleboarding or kayaking at The Windermere Outdoor Centre and take the kids to the treetop adventure at Brockhole. You’re never short of ideas for fun family days out, whether it’s a day out cycling in the Lyth Valley or catching a ferry over to Wray Castle.
